(FAQs)
Q. How much will it really cost? If we
purchase your house, absolutely nothing. As there are no estate agency fees
and we pay your legal bills (up to £500), there are no other costs to be
incurred. |
Q. Will it take a long time? No. Once
we have surveyed your home at a time convenient to you, we will make you an
offer to purchase within 24 hours. Thereafter, completion can normally take
place within 10 to 15 working days following survey. If your solicitor is available to draw up
the contract on acceptance of our offer, this timescale could be reduced. We
can put you in touch with solicitors who will make things happen for you
quickly, rather than the more leisurely paced family practice. We really do offer a fast property purchase
with a quick house sale. |
Q. Will you pay me the market value for my home? The market
value represents what someone is willing to pay. Obviously there are a number
of factors that will influence the amount we will be prepared to pay i.e. the
condition of the property, whether or not you need a quick house sale, market
conditions, location and the property's inherent appeal. You will be under no
obligation to accept our offer and we shall explain the basis of our
assessment. Typically our offer will
be between 70% and 100% of a Chartered Surveyors valuation of your home. |
Q. How long is your offer valid? We will
honour the price offered for 1 month. If after that time you decide to
proceed with the sale we may need to revise our offer to reflect any changes
that may have occurred in the market. If house prices have been stable we
will continue to offer the original price. |
Q. Do you only cater for quick property sales? Absolutely
not. If you wish we can arrange the date of completion in-line with normal
conveyancing custom and practice. We are completely flexible on this point
and want to satisfy your requirements. Our aim is for certainty and a stress
free house sale. |
Q. Do I need to appoint my own solicitor? No, we can
arrange for a solicitor to represent you. This can be adventitious to you as they
specialise in this sort of transaction, so the sale can be undertaken very
quickly. Remember, if you wanted brain
surgery, you wouldn’t let your doctor do it – it’s specialised. You can use your own solicitor if you wish
to do so however, but it may take longer - don't forget, we will settle your
solicitor's reasonable account on completion at no cost to you though. |
Q. Do I need to undertake any refurbishment work before you will
purchase my home? No, this
will not be necessary. We will carry out any necessary refurbishment works
after we have purchased your property from you. |
Q. What will you do with my property if I decide to sell it to you? Initially,
we would normally undertake any refurbishment works that are necessary.
Thereafter, we will normally rent out the house, but may simply choose sell
it on. |
Q. Can you buy my house if I’ve got negative equity? Yes. We would use a Legal Instrument called
Lease Options. We would take on your
mortgage for you and arrange to buy the property off you at a given date, or
before, in the future. We will pay
your legal fees. This would leave you
free to move on with a good credit rating and to possibly buy another house. |
